STEP 1
Tell us what you’re looking for including your ideal location, budget, and moving date and we’ll match you with suitable homes from our latest listings.
All our managed properties comply fully with current regulations. This includes valid Gas and Electrical Safety Certificates, adherence to fire safety standards, and regular inspections for your peace of mind.
STEP 2
Viewings can be arranged at a time that suits you including evenings and weekends (subject to availability).
A member of our team will accompany you, answer any questions, and provide honest guidance about the property and tenancy process.

Once you’ve found the right place, you can reserve it by paying a holding deposit equal to one week’s rent. This temporarily removes the property from the market while references are completed and your tenancy agreement is prepared.
Your holding deposit will be deducted from your first month’s rent once the tenancy goes ahead. It may be withheld if:
If the landlord withdraws the property, the deposit will be refunded in full or transferred to another available property.
STEP 4
All adults aged 18 or over who will live at the property must complete referencing and be named on the tenancy agreement.
We’ll request:
Once complete, your tenancy agreement will be issued for signing. Most tenancies are for a minimum of 12 months, with renewal options available.

Rent is paid monthly in advance by standing order or bank transfer. You’ll also be responsible for utilities, council tax, and broadband/TV services.
Deposits (usually five weeks’ rent) are securely registered with the Tenancy Deposit Scheme (TDS) or Deposit Protection Service (DPS).
We also offer a Deposit Replacement Scheme (subject to landlord approval) for reduced upfront costs.
Late Payments: Rent received more than 14 days after the due date may incur statutory interest in line with government guidance.

During your tenancy we’ll carry out routine inspections every three months to ensure everything is in good order and to help resolve maintenance issues quickly.
You’ll always receive at least 48 hours’ written notice before an inspection.

When it’s time to move on:
If you wish to leave early, please contact us in writing so we can discuss your options. Early termination may incur reasonable re-letting and administration costs.
As your fixed term approaches its end, we’ll get in touch to discuss your plans and options.
You can renew for another term, or request a change to the tenancy (subject to referencing and landlord approval).
If you lose or misplace keys, we can arrange replacements or a full lock change for security reasons.
Charges will apply to cover costs.
You can report maintenance by phone or email or by contacting your property manager during office hours.
Small, non-structural changes are often fine but please check with your property manager first to avoid charges when you move out.
You must provide written notice as set out in your tenancy agreement, typically one month for periodic tenancies.
We’ll speak to your landlord about early termination options. You’ll remain responsible for rent and costs until a new tenancy begins.
Some landlords are pet-friendly, just let us know at the start of your search so we can find suitable homes.
